Where should your association start?
Concerned about deferred maintenance?
- 1
Gather your records
Upload your latest reserve study, budget, financial statements, inspection reports, and relevant contracts or invoices in Documents.
- 2
Review and import your study
Your Treasurer checks the detected components, replacement costs, and useful lives, then confirms the import. Uploading alone does not populate Asset Health.
- 3
Identify priorities
In Asset Health, review At risk and Critical components, expected replacement dates, and funding gaps. Scores are planning indicators—not engineering assessments.
- 4
Compare funding options
Use Funding Plan to explore contributions, special assessments, reserve borrowing, and bank loans alongside the protected reserve-study baseline.
- 5
Document the decision
Use the Board Decision Memo Drafter in Tasks to record the action, alternatives, funding source, and risks. Review the memo before attaching it to meeting records.
Manage assets more effectively
Start in Asset Health to review reserve components and add assets that aren’t in the study. Link invoices and receipts in Documents, then add dated photos, contracts, and inspection reports to build an asset history.
Use Funding Plan to compare five-year scenarios or calculate contributions needed to reach a target percent funded. Update your records as new information becomes available.
Review your assetsHave a question right now?
Ask Asset Pal in plain language. Upload relevant records for association-specific answers, review cited sources, and confirm important assumptions before acting.
- “Which components need attention first, and what records support that?”
- “What would it take to reach 80% funded in five years?”
- “What should we consider before approving a special assessment?”
